Styling a home to attract tenants

While there is much advice on styling a house to attract buyers, there is less information available on attracting tenants. In a softer rental market, home styling can make your property standout from the crowd and attract more rental applications and a higher quality of tenants.

Here are some features to focus on when styling your rental property for viewings.

Cleaning

Tenants like houses that feel clean when they walk in, as they know that they'll need to return the house to a similar state for regular rent inspections. A house that doesn't look clean at the start of a tenancy might be hard to get clean by end of a tenancy.

Tip: concentrate on shining the metallic surfaces and recovering if required. This can include taps, mirrors and metal fastenings on sliding doors. These can be replaced or retouched for a relatively low price and make a huge effect on the overall impression of cleanliness.

Storage space

One of the differences between tenants and homeowners is that tenants can't make permanent changes to the house. This leaves them stuck with the current built-in capacity as well as any furniture. If your house is a little lacking in built-in storage, consider styling the home with some inventive solutions from big box stores or vintages finds to help them imagine how they could live at your property.

Tip: Check what your household currently stores in your bathroom, including bath products, toilet paper, towels and medication. Contemplate if you could store your current bathroom contents in the bathrooms of your rental, and if not work on how to stage your bathroom in a way that shows how you can create bespoke storage solutions such as storing bath towels in a cute basket on the floor.

Window treatments

While you may have function window coverings such as blackout blinds or roller shutters, it's also great to take a step back and consider how the window is framed. Light gauzy secondary curtains are affordable and create both privacy and a gentler and more flattering light. Tenants are rarely going to make changes such as window clothes as the sizes of window change substantially between properties and as such window coverings aren't easy to move from rental to rental.

Tip: Be generous and oversize your curtains slightly as oversized curtains look more luxurious and attractive than scant covers.
